Enterprise Income Verification (EIV)
We will discuss reporting how often are the reports refreshed, where does the data come from, who can look at the data, how often do we run the reports, how do you run the reports? Also discussed will be security training, rules of behavior, identity theft, disclosure of data, retention of records. Special emphasis is on Income Discrepancies, where do those numbers come from? How do we verify the numbers? What to do with the information? How do I know how much the resident owes back? How do we pay it back to HUD? Do we have to do a payment agreement?
Reasonable Accommodations
A very important topic as an extension of Fair Housing. How animals in housing addressed, reserved parking, maintenance requests and other special request to enable a disabled individual to enjoy the same benefits and amenities as others. This is a compliance issue in all housing.
Fair Housing
This course will heighten the awareness of leasing professionals, managers, maintenance staff, and real estate agents on fair housing and how it affects the apartment industry and your company.
Renting Apartments & Collecting Rents
If you can do these two things well, everything else will fall into place. You can’t rent apartments if you don’t have a properly trained staff to prepare the unit and if you haven’t don’t your job to find someone. To collect rents, you have to know how to collect the financial data and preform the correct calculations.

Chapter 5 from the 4350.3 is a complete instruction on Income, Assets & Expenses. This is the same data used for Section 42 as well and is a must for all affordable programs involving income calculations.

Preparing for a Management Review
Learn what is expected for the physical part of the review, tenant files, and procedures. Briefly touching on the rent calculation, file setup, forms that need to be included, leases and addendums, site policies and procedures, fair housing and understanding the HUD for 9834.

Having policies in place will ensure everyone knows the rules and are all treated equally.
